Deal sourcing and packaging

Deal sourcers, HMO and serviced accommodation investors, working a market where anything that stacks is gone by the afternoon.

Where it breaks

A small sample of the problems we hear most often in deal sourcing and packaging. Not a complete list, and not all of them will be yours.

  1. 01

The good deal went before you saw it

New listings, auction lots and off-market leads get checked when there's time. Anything that stacks has been offered on by someone who checked at seven.

  2. 02

Forty deals stacked by hand to find one

Purchase price, refurb, finance, room rates or nightly rates, then the yield. Half an hour a property, and thirty-nine of them are noes.

  3. 03

Article 4 and licensing found out late

An HMO conversion gets stacked and offered on, and then somebody checks whether the borough has an Article 4 direction, an additional licensing scheme or a selective scheme that kills it. Over three hundred councils declare and renew those independently of each other.

  4. 04

The night count nobody is counting

On serviced accommodation the tests are all different and all live at once: ninety nights of whole-property letting in London before you need planning, seventy nights let and a hundred and forty available for business rates in England, a licence for every let in Scotland with control areas on top. The counting happens in a spreadsheet, if it happens.

  5. 05

    The pipeline is WhatsApp

Leads arrive from agents, sourcers and vendors across messages, email and calls. What you've offered on, and at what, gets reconstructed from memory.

What we'd build

A small sample of the kind of thing we build. What we'd actually scope depends on which of the problems above is costing you most.

  • New stock stacked before you open the laptop

Listings and off-market leads matched against your buying criteria as they appear, stacked on your own assumptions, with the ones that pass sent to you and the rest discarded.

More deals assessed per day, and an offer on the ones that stack before anyone else has looked.

  • The killers checked first

Article 4, licensing schemes, planning history, tenure and title checked before you spend time on a deal rather than after you've offered.

No time or fees spent on deals that Article 4 or licensing was always going to kill.

  • The thresholds counted for you

Nights let and nights available counted per property against whichever tests apply where it sits, with a warning before a line gets crossed and the dated evidence held in case anyone asks.

Planning, rating and licensing thresholds evidenced rather than guessed at.

  • One pipeline instead of five threads

Every lead, offer and outcome in one record whichever channel it arrived on, so you know what you bid and what you passed on.

A pipeline you can actually report on, and no deal lost in a message thread.
